Real estate drops but second home market may see increase

WASHINGTON – Feb. 6, 2012 – Despite the fact that 30-year mortgage rates are under 4 percent and home prices have remained low, many people can’t to take advantage of increased housing affordability.

Recovery will be slow, according to Karl Case, co-founder of the S&P/Case-Shiller home price index, with many homeowners struggling not to lose their property. Rather than relocate, many homeowners are improving their existing residences, with the National Association of the Remodeling Industry expecting $113.6 billion to be spent on remodeling through the third quarter.

However, experts predict a growing number of baby boomers will snap up vacation and rental properties in the coming years, with many planning to retire in these homes.

Second-home buyers tend to purchase distressed properties at a discount, but experts say the dwellings are vacant for 90 percent of the year and that buyers could be earning rental income. Second-home buyers should work with a professional to learn the opportunities available to them with regard to renting, as those who use the property for no more than 14 days per year can deduct as much as $25,000 for maintenance and other expenses.

Dominican Republic links with Moscow

The organizers of the 19th annual exhibition of MITT (Moscow International Travel and Tourism) have announced that the Dominican Republic will be the partner country for Russia's largest and leading travel and tourism exhibition, taking place on 21st March n 24th March 2012.

The Russian office of the Dominican Republic Ministry of Tourism has been taking part in MITT since 2005. Every year since then, as the exhibition grew, and the Russian outbound travel market started to show impressive growth rates, the Dominican Republic has increased its presence.

In 2005, the Dominican Republic only had two co-exhibitors, and now more than 15 representatives of hotel chains and tourist companies are expected to take part.

Galina Lyssenko, Director of the Russian office of Dominican Republic Tourism Board said that while only 400 tourists from Russia in 2002 came to the Dominican Republic, in 2011, there were almost 121,000.

The aim of the Tourism Board is to show all the variety of options available and show that the Dominican Republic was not only a leisure destination. As Russian tourists become more demanding and curious, she said that they can enjoy the country for its cultural tourism, diving, weddings, golf, extreme sports and luxury leisure.

Canadian Donates Homes to Sosua's Poor

The Samaritan Foundation yesterday inaugurated the Villa Paraíso barrio where they have built 206 homes with an investment of more than US$2 million to benefit the poorest families in Sosúa, Puerto Plata. The houses have been donated to an equal number of families.

During the opening ceremony the last 28 homes built so far were handed out by President of the Samaritan Foundation, Arismendi Medina and with the collaboration of the Ben Sawatk, President of the Spruceland, a Canadian company, and his friends, who contributed more than US$1.5 million. "They are very poor people who have nothing, living in shacks and have begged for a house and we ask our Committee to investigate whether these people were really so poor, and said if they qualify as poor families and children, then they are placed in a list to await their number," said Elio Madonia, a Canadian citizen, founder and treasurer of the organization which has organized the project.

The beneficiary families did not have to contribute anything of economic resources, their only commitment after asking for housing was to prove that they were very poor.

Carnival Corp. is turning its sights on the Dominican Republic. The cruise company confirmed it has signed a memorandum of understanding to finance a $65 million port facility and retail/restaurant/recreation complex geared towards cruise passengers just west of Puerto Plata on the country's north coast. Carnival is partnering with the Rannik family - which has shipping operations in the DR - on the project, which includes a docking facility at Maimon Bay that will be able to accommodate two post-Panamax (over 1,000-feet) ships. In addition to retail and recreation, the space will also include a transportation hub, Carnival said.

The facility is expected to open in Fall 2013. Carnival Corp. already has a long-term deal with the Dominican government to rent a small island, Catalina, about five miles off La Romana, which serves as a private island for its Costa Cruises (and where topless sunbathing is allowed on some quiet beaches). The company did not say which ships or brands – which also include Carnival Cruise Lines, Holland America Line, Princess Cruises, Cunard and Seabourn – might visit the new Puerto Plata facility. Additional details will be announced at a later time, a spokeswoman said.

The new deal follows Carnival's pattern of investing in ports when it needs more places to put its growing fleet of ships. Carnival opened port facilities with retail complexes in Grand Turk in 2006; Cozumel, Mexico, in 2008; and $62 million Mahogany Bay in Roatan, Honduras. Grand Turk was originally opened for Holland America ships but is now visited by seven brands and has become the third most popular of Carnival Corp.'s Caribbean ports after Nassau and Cozumel, according to Carnival officials. Facilities include the Caribbean's largest Jimmy Buffet's Margaritaville bar.
